Design, building system and finishes
According to Arkham Projects, the final construction cost depends on the design, the building system, finishes, building services, the characteristics of the lot and the scope of the work.⁠[1]
Square meters in hallways and circulation
According to Arkham Projects, every built square meter costs money: long hallways, oversized lobbies or poorly resolved circulation can add floor area without a proportional improvement in how the house is lived in.
Location and materials
According to the analysis cited by Expansión Obras, the cost per m² of a new home in Mexico changes with the location and with the materials chosen.⁠[2]
Share of materials and precast elements
In CMIC-CEICO's 90 m² duplex model, materials account for 66.58% of direct cost and precast elements (block, joists and void formers) for 15.77%, according to the February 2025 report.⁠[4]
Copper, cable and pipe prices
Between August 2025 and August 2026, the construction inputs with the largest price increases in Mexico included copper pipe (22.27%), insulated wire and cable (17.15%) and plastic pipe (16.35%), according to CEICO using INEGI data.⁠[5]
Labor and equipment in Mérida
In Mérida, between August 2025 and August 2026, labor rose 3.5% and equipment 6.5%, while materials fell 1.5%, according to CMIC's CEICO using INEGI data.⁠[6]
How the work is contracted

How much does it cost to build a house in Mexico?

According to Arkham Projects, in Mérida the construction cost of a home can start at about MXN 8,000 per m² and sit around MXN 15,000 per m² for conventional residential projects. Homes with higher specifications, architectural complexity or premium finishes can exceed MXN 21,000 per m². The final cost depends on the design, the building system, finishes, building services, the characteristics of the lot and the scope of the work.

The national reference matches the conventional range: according to an analysis by the company Materiales San Cayetano Express cited by Expansión Obras, building a new home in Mexico costs on average MXN 8,000 to 15,000 per m² in 2026, depending on the location and materials.

National and local prices are also diverging: between August 2025 and August 2026, residential construction prices rose 5.82% nationwide but fell 0.92% in Mérida, the lowest change among the 46 cities in INEGI's index, according to CMIC's CEICO. These are price indexes, not costs per m².

None of these figures is a quote: for a specific house, the construction cost comes from the construction documents and the builder's quote.

How much does it cost to build a mansion in Mexico?

According to Arkham Projects, homes with higher specifications, architectural complexity or premium finishes can exceed MXN 21,000 per m² to build. For a high-end residence, the firm gives a reference of MXN 26,000 to 32,000 per m², although it can fall below or above that range depending on finishes, specifications and complexity.

For property tax, Mérida's Municipal Treasury Law values new luxury construction at MXN 10,725 per m² and new mid-range construction at MXN 6,870. It is a cadastral value used to calculate the tax, not a construction cost, but it shows the gap that Mérida's tax authority recognizes between levels.

How much money do you need to build a house in Mexico?

You need more than the construction cost: a direct cost, like those computed by CMIC's CEICO, includes VAT on materials for housing but excludes land, design, permits, overheads, financing and the builder's profit.

  • Land: in June 2026, the president of Yucatán's association of habitat designers and urban planners told Diario de Yucatán that land in established northern Mérida areas costs MXN 4,500 to 6,500 per m² and that, in high-appreciation areas, land can be 50% to 70% of a home's value. It is a statement to the press, not a statistic.
  • Building permit: in Zone 1, Mérida's official procedure listing gives MXN 12.90, 14.08 or 17.60 per m² of covered area in 2026, depending on the size of the house.
  • Bank trust: inside the restricted zone, a strip 50 km wide along the beaches, a foreign buyer holds a home through a bank trust (fideicomiso) that requires an SRE permit. The federal charge for that permit alone is MXN 21,650 in 2026. This is general information, not legal advice.
  • Lot location: Progreso, on the coast, is 36 km north of Mérida; if it is unclear whether a lot is inside the restricted zone, the SRE consults INEGI.

Converting it to dollars per square foot depends on the exchange rate on the day you budget.
